Burnbrae Holidays is set in the heart of the Scottish Borders, and is quiet and peaceful yet only 3 miles from the historical town of Kelso with its majestic abbey, delicious restaurants, and cobbled square. The self-catering one-bedroom cottages were sympathetically created by the conversion of our farm barn. Each cottage is all on one level, light and airy with plenty of space, each is ideal for 2, extra beds available, please ask, generously equipped for 2 or 4. From the dining area of the living room, there is direct, level access to a south-facing conservatory with magnificent views across the secluded garden, river and the Tweed valley to the Cheviot hills and the border between Scotland and England. Watch the fantastic native wildlife including deer, hares, our resident heron and woodpecker from your cottage.

The light and airy living room has a wood burner for which we supply wood. Come and cosy up in front of the fire after a great day out exploring the local historic houses and gardens.

Come and cycle the quiet Border roads or explore the beautiful area, walking directly from your cottage. We can suggest routes to suit you. The cottage has a heated drying cupboard and on-site is a secure shed for bikes, fishing and golfing equipment with a bike work stand and some tools for those minor bike repairs.

Or sit and relax while admiring the wonderful rural views and amazing birds in your cottage garden. We have a couple of families of woodpeckers and a pair of barn owls.

Mungo's Well and Thairn cottages are completely pet free. Well behaved dogs are welcome in Begrum cottage. They must not be left unattended in the cottage or garden. Maximum 2 dogs at any one time, extra charge of £20 per stay. Adjacent to the cottages are fields in which you are welcome to walk with your dog. There are also farm tracks nearby which are suitable for dog-walking.

The kitchen is well equipped with a fridge/freezer, hob and an oven with grill, microwave and dishwasher. All bed linen and towels are provided. All have a smart TV and mini Hi-Fi. The cottage has central heating throughout and and a wood-burning stove in the living room. We will lay the fire and light it on request or at an arranged time so that there is a bright glow to welcome you on your arrival or on your return from an outing. There is plenty of home grown dried firewood in the wood store. Each cottage has a heated drying cupboard.

Near the cottages there is a laundry room with washing machine and tumble drier for guests use. Also, a lockable cycle shed for storage of bikes, fishing tackle and golf clubs, for which you can have a key while you are staying here.

Further details outdoors

There is a large shared garden with BBQ for guests use. Why not walk directly from your cottage along the Eden Water, or further perhaps to Hundy Mundy or Hume Castle. (Directions in the information file in your cottage). Look out for the resident heron often seen on our large pond. Feel free to walk in our fields during your stay.

There is plenty of space in our carpark, all on one level to your cottage front door.

We have a locked cycle shed for which you can have a key for the duration of your stay to store your bikes, fishing gear or golf clubs.

This was our third time staying here. Excellent accommodation with lovely views. Absolutely spotless. Lots to do in the area- only three miles out of Kelso. Appreciated the homemade scones on arrival.
